We recently completed a major refurbishment and upgrade project at Unit 35, Rosemount Business Park, transforming a large industrial facility into a high-performance warehousing and office environment tailored for modern operational needs. The works began with a comprehensive strip-out of the previous tenant fit-out across both the warehouse and ancillary office areas, providing a clean base for the extensive redevelopment.
A key component of the project involved significant building fabric upgrades, including a partial re-roofing of the warehouse, full sealing of the roof and cladding, and repair works to the existing warehouse concrete floor, improving durability and weather protection. To enhance logistics capability, we installed 12 new dock levellers, providing efficient HGV loading and unloading capacity suited to high-volume distribution operations.
Mechanical and electrical infrastructure was substantially upgraded, with the installation of new gas boilers, new high-bay LED warehouse lighting, and full mechanical and electrical services throughout. The ancillary office areas received a complete Cat A and Cat B fit-out, delivering modern, comfortable and fully serviced workspace to support onsite management and administrative functions.
The warehouse interior was further enhanced with bespoke racking systems, dedicated packaging and processing areas, and a sophisticated internal security system to protect high-value stock and operations. Externally, the project included improvements to the car park, upgrades to entrance gates, and installation of new barrier systems, strengthening access control and site safety.
The result is a fully upgraded industrial unit offering enhanced operational capacity, modern services, and a robust logistics setup—positioning Unit 35 as a highly attractive facility for distribution, manufacturing, or large-scale warehousing operations.
